Great opportunity!

I spoke with one of my existing Landlords yesterday, he has been using my Property Management department to manage two maisonettes (one ground floor, one first) for the last year or so, but needs to release cash for future purposes nearer his hometown.

So, the conversation to market them to other investors  was the obvious choice as they both have paying tenants in situ.

Both the properties are presented in good condition. The first floor maisonette is a large two bedroom with separate kitchen currently let at £695 PCM, on a periodic term tenancy and the ground floor is a two bedroom with an additional room that could be used as a small third bed or study, it also has an open plan lounge/kitchen area. The ground floor is let to a tenant at £675 on a fixed term tenancy.

Buying both would mean you own the freehold to the whole building, so double bonus points!

The yields work out to be a minimum of 6% gross on the top floor with 5.8% gross on the ground floor maisonette!
